  • A very warm and heartfelt thank you to John Allasio who did an outstanding job at the Old Fashioned Sing-Along in April. All that attended had a great time singing those ole’ time favorites. Thank you John! We look forward to doing it again in the future! Thanks for sharing all your music, all your time and all your talents with us!
     
  • A very warm thanks to all those that have sewn a dress for our donation to Haiti girls. If you haven’t had a chance to see them yet, come on up to the Clubhouse where they are on display. They are just so cute! There will be many happy girls when they arrive in Haiti! Thank you also to the knitters who have been busy
    making cotton washcloths for Haiti as well. Some of them are on display along with the dresses. The shipment will be sent mid-May to Haiti. Do stop by and take a look at them all. Everything is just beautiful! Thank you to all of you who have been so busy sewing and/or knitting! You will make so many so happy! Thanks for a job well done!
     
  • A very special thanks to the entire Heritage Belles & Beau Handbell Choir! They played at the Eastside Ring Festival in late April. They played with about 14 other choirs and did an outstanding job! It was a long & tiring day, but very inspiring as well. Thank you for playing so well and representing us so well! Proud of you all!

Ponderings From the Manager


As of this writing, Spring has certainly Sprung! The community is looking beautiful! Grass cutting has started and the lawns look wonderful! The trees are all in bloom, the grass is green and it is certainly awesome! Miller has been busy in the community already, doing clean-ups, taking care of common properties and helping to make this community the best! All sprinkler and grass repairs have been reported and all have been scheduled for repair. Compost pick-up has begun and summer is on the horizon!

The pool will be opened by Northstar Pools at the beginning of May. We will be working hard to get it ready to open to the residents on Friday, May 28th at 10:00 am. Greg Mischley has been the first in the water for two years in a row. Greg, will you do it again this year? We will have a lot to do in just a couple weeks to have it safe and ready for your use. As long as we get County clearance after inspection, we will open as scheduled. Last year every home received a Pool Rules Booklet. Nothing has changed so it is not being re-published this year.

All Pool Rules remain the same. PLEASE take some time before visiting the pool this year to review all the Pool Rules; especially those regarding emergency situations at the pool. Remember that there is a phone on the side of the building (by the exit door of the Clubhouse) where you can reach 9-1-1 immediately. All other emergency phone numbers are located on the big sign on the Clubhouse. Your Pool Operators remain the same: Alex Robinson, Nelson Davey and me. If there are any problems at the pool, these are the people to speak with about them. It is imperative that we know of every emergency situation that occurs at the pool. Also, please remember the usage of the pool during rain. If there is thunder and lightening, the pool will be closed and you will be asked to leave. I

f it is just raining and you’d like to wait on the deck to see if it stops quickly, you are welcome too. There will be times we may have to close the pool due to mechanical or operation problems. We apologize if this causes an inconvenience to you! It certainly will be an inconvenience for us too! Pool hours remain the same. They are basically 10 am - 10 pm with Kids Swimming time from 2 - 5 pm daily. The only time change is on Sunday evening. We will close 8 pm and will re-open on Monday at Noon. This gives us time to service the pool without interruption. All residents should have Pool Passes. Remember to have them with you when you are at the pool.

If you are having more guests than passes you have, notify us in the office and we will note it for approval. There will again be a sign-in sheet as you enter into the pool area. Please sign-in and out when you are using the pool. We need this information for our Monthly Logs that we submit to the County. If you have any questions regarding pool usage or pool rules, please speak to one of the Pool Operators. Here’s to a wonderful swimming season!

Hope you have noticed the addition to the back path leading to the Clubhouse. We’ve applied a material to make it easier for walking and riding bikes. Hope you enjoy it. We also have replaced the television in the Exercise Room. What a great addition to the Clubhouse! Hope you are all enjoying that as well!

Unfortunately, we have had experienced a car break-in in the community. It is believed by the Auburn Hills Police that it was a “walk in” situation from a surrounding community who has been having the same problem. You may have seen Auburn Hills Police more in the community. They have “kicked up” their routine patrols just to be safe. However, if you do park a vehicle in your driveway or in the street, be sure not to leave any valuables in it that can be seen. Better yet, get your vehicles inside the garage to keep them safe!

I have a few reminders to share with you. First, now that spring is here, please be sure that your garage lights are in working order. This is a safety issue for the entire community! Next, street trees are homeowner responsibility and several of these trees need “elevation” or trimming. The trees need to be elevated to assure safety while walking throughout the community. You can trim these trees yourself or hire a company to do the work for you. Miller Landscape is willing to do the work if you would like to hire them.

They will elevate Maple trees for $20 and pear trees for $35. If interested, call them directly. We are still having a problem with homeowners walking pets and not picking up after them. Remember, this is your responsibility. Someone is still picking up after their dog and putting the feces in a plastic ziplock-type bag. We are finding the bags all over the community. Please be responsible and take these bags home with you and dispose of properly; in your garbage. This is becoming a problem! Remember, you are in violation by doing this and not be a responsible pet owner! Let’s all do our part and do it right!

To increase communications about Board activities we are placing a brief overview of some of the topics discussed at each month’s Board meeting in the Monthly newsletter. Here are some topics from April.

FINANCIAL REPORT

Our Treasurer, Larry DeRonne reported that first quarter numbers are in and we are within budget at this time. Larry also reported that our auditors have reviewed our 2009 financials and have approved them.

ASSOCIATION NEWS

During the winter, several mailbox posts were observed to be leaning and some actually fell down due to rotting wood. Miller Landscape did a survey and identified 108 mailboxes which need to be replaced at this time. The Board negotiated a very good price to replace these posts with wolmanzied wood which should last for a long time. Homeowners will be responsible to share in the cost of this replacement. If your mailbox needs replacement at this time, you will be contacted by letter by our manager. Eventually all residents’ mailboxes will be replaced.

A resident asked about the possibility of paving the path leading from the clubhouse to Hillsdale Drive. The Board feels paving would be cost-prohibitive; however, Miller Landscape has come up with an alternative plan that will make the path easier to walk on and this work will be done shortly.

The television set in the exercise room is broken and the Board is in the process of replacing it with a new model.

The Board made a request to the Oakland County Road Commission to install a left-turn arrow from Southbound Squirrel Road onto Tienken. We are waiting for a response at this time. Also, Auburn Hills is repairing the sunken manhole cover at the entrance to Heritage. This work will be completed in the near future.

ARCHITECTURAL REVIEW COMMITTEE

Our winter removal of dead trees was completed on schedule. The Board has gotten a quote on planting sapling trees in areas where dead trees have been removed over the past several years. We will have Miller identify areas which would benefit from tree planting and go ahead with this project.

Board members will soon do a walk through the community to identify areas where sidewalks are uneven and causing trip hazards. Individual owners will be notified if their sidewalks need to be raised and our manager will have information regarding contractors who can do this work for the homeowners.

A WORD ABOUT DELINQUENCY CHARGES

The monthly assessment of $235.00 is due on the first of every month at Michigan Condominium Management Company. Residents can pay the $235.00 between the 1st of the month and the 15th of the month without penalty. After the 15th of the month, a late notice is automatically generated and mailed to the homeowner and a $20 penalty is assessed. If a resident then pays their monthly assessment late (after the 15th), the amount due is $255.00, not $235.00. The $20 penalty charge will remain on the account until paid and could generate future late notices and additional charges. Please do not ignore these late charges and contact Michigan Condominium if you have a dispute over the charge. Late payments cause additional administrative expense to the entire community as well as the additional expense to the delinquent resident. If late payments are simply an occasional over-site, consider having your bank provide automatic disbursements to Michigan Condominium or authorizing Michigan Condominium to debit your account on the due date. A majority of Heritage residents take advantage of these automatic payments. Thank You!
