NOTES OF THANKS …
From Residents to Your Home

  • Sent Fondly from Nancy Bell: It is now four weeks since I had my knee replacement surgery, and I am pleased to tell you that my recovery is proceeding on schedule. Thank you for the basket of fall colored mums. It arrived in my room just as the sun was coming up and made for a spectacular sight. I enjoyed it for many days. Thank you also for the get well cards. They gave me many laughs and much encouragement. I truly appreciate the thoughtfulness of my friends and neighbors in this caring community.

  • Barbara Shrem shares: Once again I find myself the beneficiary of one of the many acts of kindness from this caring community: a beautiful soft blue crocheted prayer shawl, with a lovely poem attached, and a delicious loaf of cinnamon bread. These were given to me in my BLUE family room by Marian Hansen and LaVerne Luttermoser. My favorite color, and my favorite spice! Many thanks to them, and to all the wonderful “crafty” ladies who knit, crochet, and sew for reasons such as this. What a warm comfort the shawl will be on these upcoming winter evenings, when I will miss my dear Victor most of all!

  • Margaret Bonhardt writes: (written to Linda Foltz) Thanks for taking the time to visit me at the Rehab Center. It was very thoughtful of you. Also, thanks for the beautiful prayer shawl from the Hospitality Committee. It was very much appreciated!

  • Judy Bradley shares her thoughts: Dear Friends and Neighbors in Heritage in the Hills: Thank you so much for the beautiful basket of flowers. It really cheered me up and brought a big smile to my face after my recent surgery. It is so nice to be remembered. God bless you all!

  • Nancy and Ralph Lund share there thanks: Dear Heritage Friends and Neighbors: Thank you for the beautiful basket of fall flowers which you so thoughtfully sent as Ralph returned from his cervical surgery. We have both enjoyed the flowers and appreciate your thinking of him. Warmly sent .. Nancy & Ralph

  • Barb Eldridge sends her thanks: Dear Heritage Friends and Neighbors: Thank you very much for the beautiful basket of flowers that was sent after my fall and broken foot. Truly appreciate the thoughtfulness. The flowers added sunshine to my day! Thank you!

  • Special Thanks from Karen - In October there was a lot going on in the community. First we did repairs on the gates which met an entire day of confusion when entering or leaving the community. Then at the end of the month, we put a new roof on the Gate House; which met some change in entering or leaving for a short periods of time. A special thanks to Robert, our day guard, who was very patient and helped tremendously in directing traffic and letting visitors enter. A special thanks to all residents as well. Appreciate your patience during all these needed improvements!!

OUR DEEPEST SYMPATHY

To resident Bill Eldridge in the death of his sister in October. You folks have certainly had your hands full lately! Know that our thoughts and prayers are with you and your family at this difficult time.

SPECIAL THANK YOU'S

  • The Executive Director (Thomas Stowell) at Lighthouse writes: Thank you to Heritage in the Hills on behalf of the Lighthouse Emergency Services clients, Board of Directors, volunteers and staff for your
generous in-kind donation of school supplies. Without your generosity, many of our neighbors would have no food, clothing and shelter. In-kind donations help us provide our clients with fresh fruits and vegetables, personal hygiene products, clothing and food for the panty so we can keep expenditures low and direct more revenue toward vital client services. This year Lighthouse celebrates 35 years of providing services to the Oakland County community. We help people through financial instability by giving them the necessary tools to gain independence and self sufficiency. At Lighthouse we believe that providing people in need with continuing and financial education classes, prescription assistance, early childhood education, home buying seminars and services that help seniors stay independent as long as possible, makes our community stronger. Your donation made a huge difference! We are so very grateful!

  • The Administrator at Meadowbrook Medilodge writes: We are so thankful for the seniors there at Heritage in the Hills that share their love of knitting and crocheting with us here at Medilodge. The patients and residents have been so thrilled to receive a lap robe made so lovingly by your hands. You have added much warmth, comfort, love and sunshine to many, many patients. Know that your contribution has made a huge
difference in their lives. Thank you for being so special and for sharing it all with us! We are so blessed! May God bless you all!

  • Crittenton Hospital Pediatric Ward sends their thanks: We would like you to know how pleased we are to have received your recent donation of beautiful hand sewn pillowcases for our young patients. We are pleased to send them home with their special treasure; and just as pleased to see their delight in receiving them! Thank you for being so very kind in thinking of our young patients. You certainly have made a difference! Thanks for your kind and loving donations!

Ponderings From the Manager

Thank you to all homeowners who attended the Annual Meeting in October. It was great to see everyone in attendance! I’d like to send a special thanks to all those who agreed to run for the Homeowners Board of Directors. We had a great ballot; with a lot of special candidates! Sure hope you all consider running again in the future. A very special thanks to Dick Brennan who served two great years on the Board. You’re input, help, support and dedication to the community will be missed. Congratulations to returning candidates Larry DeRonne, Bernie Ris and Pat Siepielski. Congratulations also to Kay Kastran as she begins her term in November. I also send a special and heartfelt thanks to the entire Board of Directors for the outstanding job they continue to do for Heritage in the Hills. Their dedication and hard work is amazing! Thank you Bob Luttermoser for your great leadership; to Larry DeRonne for your hard work and dedication to the annual budget (and a great presentation at the Annual Meeting); to Nelson Davey for all his association/community help and support having his helping hand in everything; to Larry Prior for his support , hard work and patience for Clubhouse concerns and needs; to Bernie Ris for his hard work in directing the Architectural Committee and keeping our community beautiful; and to Pat Siepielski for her continued excellence in being the Board secretary in providing minutes and keeping the community updated with her Board Notes each month in the newsletter. Be sure to take a moment to thank each of them when you see them. They certainly deserve it!!

Now for some landscape updates. Weather permitting, the last scheduled lawn cutting which includes fall clean-up will be the week of November 12th. The last compost pick-up will be Wednesday, November 14th. If we find extra work is needed following that date, we will make those arrangements. Many of you received a letter regarding sprinkler heads on your property that Miller has concerns about. Please understand they have identified these heads to be a problem on your property. It is your responsibility to contact Miller directly to learn more about this situation on your property. Whether you choose to have the work completed will be your decision. However please understand that if these identified heads are damaged by the lawn or snow removal crew; they will not be replaced free of charge. It has been determined that they need to be moved in order to be properly maintained. I noticed on the news that there is some “talk” of snow (oh, that 4 letter word) already next week! Perhaps we’ll have the lawn mowers, leaf removers and snow plows in the community all in one week! Let’s hope NOT! If and when we do experience our first snow fall, understand that Miller is ready for action!

Some homeowners also received a letter from me within the last week regarding lights out on your garage. I ask that everyone keep an eye on your lights and please keep them in working order! It is suggested that you use the “lifetime” bulbs that are available. Many have had great experience with them and find they don’t have to change the bulbs as often. Keeping your lights working helps keep our community a safe environment! Let’s all do our part to keep it safe and lit!

I have a few Clubhouse reminders this month. PLEASE .. If you are responsible for turning off the lights at the Clubhouse after an event, please be sure to turn the LIGHT SWITCHES OFF! Do not just turn the dimmers down; turn the actual switch OFF. If you turn the heat up while there, we certainly don’t object! However, be sure to return the thermostat to the setting it was on when you entered. Please do not turn the air conditioning on. If you turn the fireplace on while at the Clubhouse after hours; PLEASE be sure to turn it off! Please walk around and be sure all lights are turned off; especially the restrooms. If you have used the kitchen, craft room or sound closet; PLEASE be sure these doors are locked before leaving. If you have used the kitchen (and coffee pot), please clean-up before leaving. Please do not use food found in the refrigerator unless you are sure it is not reserved for another activity at a different time. If you serve food and have food left, please do not leave it on the counter. If you are leaving food for coffee hour or community enjoyment, please leave us a note so we know! Your help in keeping the Clubhouse secure and safe would be greatly appreciated!

I hope you have noticed the updates that have been completed over the last couple weeks of October. The Gate House has been re-shingled and it looks great! Many of you have asked the name of the contractor used for this job. If you would like his name and telephone number, his information will be on the “vendor” board in the Craft Room or you can call the office. They did a great job and it looks beautiful! We have also been working hard in the kitchen. The wallpaper has been removed and what an enlightening difference that made! Although not completely finished at this time; the painting is done and it looks wonderful! We used the same color scheme as in the craft room and it really looks great! Hope you like it; do let me know what you think! We have also installed blinds on the big windows in the card room. Surely know those will be appreciated by the card players and movie watchers!

(From the October, 2007 Board Meeting)

To increase communications about Board activities we are placing a brief overview of some of the topics discussed at each month’s Board meeting in the Monthly newsletter. Here are some topics from last month:

ASSOCIATION NEWS:
  1. The Board of Directors thanks all who attended our Annual Meeting on October 23rd at St. John Fisher
Chapel. If you were unable to attend the meeting and would like a copy of the budget presentation, please
stop in at the clubhouse and see Karen Reagan.

  2. The following residents were elected to serve a two-year term on the Board of Directors: Larry DeRonne,
Kay Kastran, Bernie Ris and Pat Siepielski.

  3. For those residents who questioned why the monthly meetings were not open to all residents, the Board
would like you to know that the minutes of our monthly meetings are in the manager’s office in a binder and
if you would like to read them, you only need to stop by and ask the manager for the binder. Of course, the
    binder cannot leave the building.

CLUBHOUSE:

  1. The Board has authorized the repainting of our kitchen. This will be done to match the work recently completed in the craft room.

ARCHITECTURAL REVIEW COMMITTEE:

Concrete Repair: Those residents who have trip hazards in their sidewalks are asked to contact Karen
Reagan at the clubhouse. She will have the information on the contractor who can do the repairs.

As we enter the holiday season, the Board of Directors would like to thank the residents of Heritage in
the Hills for their support. We wish you all a Very Happy Thanksgiving.

A NOTE FROM KAY KASTRAN

Dear Heritage in the Hills Residents,

I would like to thank you for your vote of confidence in electing me to the Homeowners Board. Our Board has worked very hard to make Heritage in the Hills an exemplary community. I look forward to working with them to provide all of us with a safe environment and to support the community.

Sincerely,
Kay

HOME MAINTENANCE TIPS

EXTERIOR DOORS

  • Check the weather-stripping on the door jams and bottom of the door and make sure it still provides a good seal.

  • Frequency of painting is determined by exposure to the elements and orientation toward the sun. Repainting is indicated if the paint has faded significantly or is flaking.

  • Note: If you have a stained door, you will need to reseal it with a UV (Ultra Violet) stabilized polyurethane every one or two years.

GARAGE DOORS

  • Lubricate the pulley and rollers. This should be done several times a year.
  • The doors should be painted at least as often as the front door of your home.

ROOF

  • From the ground, visually inspect the shingles and flashing for damage and repair as necessary.

GUTTER & DOWNSPOUTS

  • Check the gutters to make sure they are not clogged with leaves and debris. This should be done at least
    twice a year.
  • Make sure the splash blocks are directing water away from the foundation.

FOUNDATION

  • Verify that the ground around your foundation is sloped so water drains away from the house. Fill in any areas that have settled so the ground slopes away from the foundation.
  • Note: Landscaping mulch may tend to hide the settlement. Check the grade underneath the mulch each time you renew it.

MASONRY

  • If you have a brick front, make sure the weep holes (openings in the bottom course brickwork) have not
been covered up by the landscaping. Hairline cracks in the mortar are caused by natural shrinkage and
    are not a concern.

WALKS, DRIVEWAYS, & STEPS

  • Do not apply salt in any form to your concrete surfaces, as this can cause scaling and pitting of the surface.
    * For asphalt driveways, we recommend that after one  full year, your driveway be coated with an asphalt
sealer. After the initial coating, you may wish to recoat your driveway every three to five years.

EXTERIOR MOLDING & CAULK

  • Painted wood trim should be checked the same way you check your front door and repaint when needed.
    * Inspect the caulk around windows, doors, and all exterior penetrations of your home and touch-up where
the caulk is cracked or separated from the surface. Tiny cracks or separations in the caulk may allow water
    to leak into your home.

  • Note: Recaulking should be included whenever you repaint your door and window trim, but no less than
every two years. Use a silicone caulk for best performance.

INTERIOR

SHRINKAGE

  • Touch up any shrinkage cracks or nail pops that have resulted from the wood shrinking.

CAULK & GROUT

  • Check the caulk and grout around the tub and tiles in your baths. Recaulk and grout as necessary to avoid leaks. This should be done at least twice a year. Use a silicone caulk for best performance.

HEATING & AIR CONDITIONING

  • Make sure the system is balanced according to the season.
  • Make sure your air filters are clean. This should be done monthly.
  • Your HVAC system should be professionally serviced annually for peak operating efficiency.
  • Keep the outside air-conditioning unit free of debris.

These tips were given to all Homeowners by Toll Brothers and submitted by Larry Prior for your information.

NOTE: THIS IS NOT INTENDED TO BE A COMPREHENSIVE LIST FOR HOME MAINTENANCE. PLEASE REFER TO YOUR “HOME CARE &  SERVICE GUIDE” FOR MORE DETAILS.
